Surprise had 175,304 residents in the 2025 Census estimate, spread across two markets that the research on the city describes plainly: 55 plus Del Webb communities on one hand and 2000s to 2020s family subdivisions on the other. Sun City Grand, Sun City Festival and Sterling Grove homes are mostly single-level, kept carefully, and empty for part of the year.
