Move-Out Cleans for Renters, Sellers and Landlords

Renters call because the lease says the unit comes back clean and the landlord's checklist is specific: oven, fridge, blinds, baseboards, inside cabinets, tub and tile. Landlords and property managers have their own move-out standards, and we work to yours; bring the checklist and it becomes our scope. We will not tell you what the lease requires or how deposits work, because that is between you and your landlord, but we will make sure the clean itself does not become the reason for a deduction.

Move-In Cleans Before the Boxes Arrive

The move-in clean gets less attention and matters just as much. A house that was "professionally cleaned" by the previous owner's cleaner may or may not have had the fridge coils vacuumed or the inside of the pantry wiped. New construction in Phoenix and the outer East Valley comes with drywall dust in every cabinet and a film on every window that the builder's crew did not get. Either way, the first week in a new house is easier when the shelves are clean before the dishes go on them.

Buyers usually book the move-in clean for the day between closing and the truck. Renters do the same on the day they get keys. If the timing is tight, tell us on the call and we will work the schedule around it.

The Move Clean, Room by Room

The written scope for a move clean is the deep-clean list with the insides added. Here it is in plain terms, for a typical empty house.

Kitchen. Inside the oven, racks and door glass. Inside the fridge and freezer, with shelves and drawers pulled and washed; if the fridge is staying, we leave it running and wiped. Inside every cabinet and drawer, top shelf to bottom, plus the drawer fronts and the cabinet doors inside and out. Range hood and filter. Dishwasher door and gasket. Sink descaled, disposal flange wiped. Backsplash and counters. Pantry shelves. Floor scrubbed to the corners, including under where the fridge sat.

Bathrooms. Tub, shower and tile with the grout scrubbed and the hard water scale worked off the glass and fixtures. Toilet inside, outside, base and behind. Inside the vanity cabinet and drawers. Medicine cabinet. Exhaust fan cover. Mirrors and light fixtures. Towel bars and hooks wiped. Floor and floor grout.

Bedrooms and living areas. Closets: shelves, rods, floors and the tops of the door frames. Ceiling fans and light fixtures. Blinds slat by slat, window sills and tracks. Baseboards along every wall. Doors, door frames and handles. Walls spot-cleaned where furniture and hands left marks. Switch plates and outlet covers. Vents dusted. Cobwebs in the corners and along the ceiling line.

Floors. Tile scrubbed with attention to the grout. Wood and laminate cleaned edge to edge. Carpet vacuumed thoroughly, including the edges where the vacuum usually misses. Shampooing the carpet is not something we offer, so if the lease calls for that, arrange it separately and we will schedule around it.

Laundry room, garage entry and patio. Behind and under the washer and dryer if they are gone. Utility shelves. Interior side of the garage door to the house. Patio door glass and the track, which in Arizona is usually full of grit.

Anything specific on the landlord's or HOA's list that is not above goes on the scope. Anything above that you do not need comes off.

What Arizona Adds to a Move Clean

Two things show up on nearly every move-out list in the Valley: mineral scale and dust in the tracks. Hard water across the East Valley leaves white crust on shower glass, faucets and the toilet bowl ring, and a landlord's inspector looks at the shower door first. Getting that scale off takes the right product and time, and it is the difference between "cleaned" and "clean" on the checklist.

Dust is the second. Window tracks, the top of the patio door frame, closet shelves and the tops of doors collect a layer of fine desert dust that a tenant never sees and an inspector runs a finger across. During monsoon season, roughly mid-June to the end of September, one storm can undo a clean overnight, so if a walk-through is scheduled, book the clean as close to it as you can and keep the doors shut in between.

Summer moves have their own logistics. When it is over 100 degrees for weeks, the house may be sitting with the thermostat set high to save power, and a hot empty house is hard to work in. Snowbird move-outs in spring, on the other hand, are some of the easiest cleans we do: a house that has been kept up all winter and just needs sealing before it sits.

HOA communities sometimes have their own standards for a unit changing hands, particularly in condo buildings. If the HOA has a list, send it with the landlord's and we work to both.

A phone call is usually enough for an empty house: how many bedrooms and bathrooms, what floors, which appliances are staying, and whether there is a checklist to work to. For a larger home or one that has been through a rough tenancy, a quick walk-through is better, and we will tell you which on the call. Either way, the scope comes to you in writing before the day.

The house should be empty, or as close to it as the move allows. The team brings all supplies and equipment, uses eco-friendly cleaning practices, and works from the written list. Access is arranged in advance: a lockbox, a code, an agent or a property manager meeting us. When the work is done, you get a text or email with the confirmation, and if the landlord or agent wants to walk through with the crew still on site, say so and we will arrange the timing.
