Commercial Cleaning Across Tempe's Office Corridors
Tempe is the closest big office market to our Mesa base, a few exits down the 202 or the 60, and it is also the busiest one in the metro right now. Tempe accounted for nearly 35 percent of all office leasing in the Phoenix area in the first quarter of 2026, per Colliers, and it posted the metro's highest asking rate in the second quarter.

Marina Heights is 2 million square feet of office on the shore of Tempe Town Lake, leased by State Farm as a regional headquarters. Near it, the Novus Innovation Corridor is filling in with newer buildings, and the lake front as a whole is where Tempe's largest floor plates sit. Buildings of that size run on structured parking, loading docks, freight elevators and a security desk, and a night crew has to fit into all four.
We do not name clients in any building, here or anywhere else. What we can say is how we approach a large lake front building: restrooms per floor first, kitchens and break areas next, open floors vacuumed on a rotation that keeps the noise away from anyone working late, and a text or email to the facility contact when the crew is out.

Salt River Project is headquartered at Papago Park Center, a 350 acre mixed-use campus near Town Lake. Mid-size buildings like these carry lower vacancy across the metro than the big towers do, and they are the bread and butter of a janitorial services account: two, three or five nights a week, a locked supply closet, a building engineer who wants one phone number.
Tempe Marketplace and the retail along the freeways add shops and restaurants to the same route, and a crew that is already in the area at night can take on a storefront or two without stretching. Our retail store cleaning covers those after closing, on whatever nights the center's hours allow.
Practical Notes for Tempe Buildings
- Parking. Structured garages at the lake, surface lots elsewhere, and metered street parking on Mill that the crew never relies on. We settle where the van goes before the first night.
- Access. Badge or key card to the crew lead, alarm codes handled by written agreement, sign-in at the desk where there is one.
- Dust. Tempe sits along the lake and the 202, and after a monsoon storm the west-facing glass on any building looks sandblasted. We plan extra glass and sill passes from mid June to the end of September.
- Hard water. Kitchen faucets, restroom fixtures and coffee stations pick up white scale fast. Those get scrubbed on a rotation rather than wiped and forgotten.
