A turnover clean is not the same as a homeowner's deep clean, and it is not quite the same as a single move-out clean either. The difference is who is paying and why. A landlord needs the unit to pass their own inspection, photograph well, and hold up to the first showing, and needs it done in a predictable window between the old lease and the new one.

What Show Ready Means in Practice

A turnover clean is a full move-out scope with a landlord's eye on the result. The list below is what goes into the written scope for a standard unit; your own checklist can add to it or trim it.

Kitchen. Oven inside and out, racks and door glass. Fridge and freezer inside, shelves and drawers washed, and left running or propped open per your instruction. Every cabinet and drawer inside and out, including the pantry. Range hood, filter and the top of the upper cabinets. Dishwasher door and gasket. Sink descaled and the faucet polished. Counters and backsplash. Floor scrubbed into the corners and under the appliance edges.

Bathrooms. Tub and shower with the grout scrubbed and the hard water scale removed from the glass, tile and fixtures. Toilet inside, outside, base and behind. Vanity inside and out, medicine cabinet, mirror, light fixture. Exhaust fan cover. Towel bars, hooks and the toilet paper holder. Floor and grout.

Bedrooms and living areas. Closets, including shelves, rods and the top of the door frame. Ceiling fans, light fixtures and vents. Blinds one slat at a time, then the sills and window tracks. Baseboards along every wall, door frames and doors. Walls spot-cleaned where the previous tenant's furniture marked them. Switch plates, outlet covers and door hardware. Cobwebs.

Floors. Tile scrubbed and the grout cleaned, wood and laminate cleaned edge to edge, carpet vacuumed thoroughly along the edges and in the closets.

Laundry, garage entry and patio. Behind and under the washer and dryer connections, utility shelves, the interior side of the garage entry door, the patio or balcony door and its track, and the patio slab swept.

Show ready also means the details a prospective tenant notices in the first thirty seconds: the front door and threshold, the entry light, the smell when the door opens, and the kitchen counter that the photos will be taken from. Those get a last look before the crew leaves.

Repeat Units and Standing Arrangements

Landlords with more than one property benefit from a standing arrangement. Once we have cleaned a unit, we know it: the layout, the appliances, the tile that needs the extra pass, where the lockbox is. The second turnover on the same unit is faster and more consistent than the first, and the written scope is already on file.

For a property manager, that arrangement scales. Send the address, the move-out date and the date you need it show ready, and we put it on the schedule. If the tenant leaves early or the walk-through moves, call and we will shift. Where the schedule allows, the same team handles your units, so the standard is the same from one door to the next and you are not re-explaining the checklist every time.

If a unit needs more than cleaning, we will tell you what we found: a stain that will not come out of the carpet, a drawer that is broken, a wall that needs paint rather than a wipe. We do not do repairs, painting or carpet shampooing, but knowing before the listing goes up saves a showing.

The Arizona Turnover Calendar

Turnovers in the Valley follow the seasons. Snowbird units in Mesa, Apache Junction and Gold Canyon turn twice a year: an opening clean in the fall before the winter tenant arrives, and a closing clean in April or May before the unit sits through summer. A unit that is going to be sealed for months with the air conditioning set high should be closed up clean, because whatever is left in the fridge or on the counters is going to bake.

Summer turnovers between annual leases have the opposite problem: the unit may be hot, the previous tenant may have left it worse than expected because nobody wanted to clean in July, and dust storms during monsoon season can leave a film on a clean unit before the showing. When a walk-through is scheduled, book the clean as close to it as possible and keep the doors shut in between.

Then there is the hard water. Every showing in the East Valley starts with someone opening the shower door, and a scaled door says the unit was not really cleaned. Getting the mineral crust off the glass, the faucets and the toilet bowl is a standard part of our turnover scope, not an extra. The same goes for the grout, which in a rental has usually gone gray from tenants mopping around the grit instead of scrubbing it out.
