Commercial Cleaning in Midtown Phoenix and Along Central Avenue

The corridor is easy to describe by its buildings. 3300 North Central rises 27 stories and houses the Arizona State Retirement System headquarters. 3200 Central is 24 stories. The Phoenix Financial Center and Grand Central Tower fill in the skyline between them, and Park Central sits in the middle of the stretch. The Heard Museum, the Phoenix Art Museum and Steele Indian School Park share the same blocks, so the corridor gets museum visitors and park traffic on top of the office crowd.

Midtown shares Downtown's high vacancy rate, and that has a direct effect on how landlords behave: they are spending to keep the tenants they have. A clean lobby, a stocked restroom on every floor and a night crew that shows up are part of that spend, which is why building engineers here ask harder questions of a janitorial vendor than they did a few years ago. Banner University Medical Center Phoenix and St. Joseph's anchor the medical side of Midtown. The hospitals themselves run in-house environmental services, and we do not pretend otherwise. What we clean are the independent practices, specialty clinics, dental offices, imaging centers and physician groups that fill the medical office buildings around those campuses.

Central Avenue towers were built with service in mind, and most have a freight elevator, a dock off the alley and a garage with a level reserved for vendors. The night runs like this. The crew lead signs in at the security desk and picks up the badge. The cart goes up the freight elevator to the top floor on the schedule and the crew works down, restrooms first on every floor, then offices, then the kitchen, then the lobby last so it is fresh for the morning. Trash goes down the chute or to the compactor the building specifies. The alarm gets set where the tenant controls its own suite, and you get a text or an email when the crew is out.

Two Midtown specifics. Museum and park visitors feed grit into the lobbies along Central all day, so entry mats and lobby floors are on the list every visit. And the older towers here have more window sills and ledges per floor than a modern building, which is where dust shows first after a monsoon storm.
